Spacious apartment with 5 double bedrooms (some extra single beds can be added upon request), two showers/two loos, living room and dining kitchen. This first floor apartment is on the corner of a traditional stone built tenement.

This property is rented to students during the academic year, and provides ideal Edinburgh Festival accommodation for performers, crew and other participants.

The accommodation comprises:

Very large living room with plenty of comfortable seating and large dining table.

Large well-equipped dining kitchen with a large fridge/freezer, double oven, gas hob, microwave, dishwasher, drier, washing machine, sufficient crockery, cutlery, pots and pans etc.

All bedrooms have: wardrobe, chest of drawers, mirror, bedside tables, reading lights and accessible sockets for charging gadgets.

All double beds have fitted sheets, double duvets, four pillows per bed, bedside light .

Bathroom 1 - bath with electric shower, WC, WHB;
Bathroom 2 - shower room with electric shower, WC, WHB.

One full set of bedding supplied per bed per let (mattress protector, fitted sheet, duvet, duvet cover, pillows and pillow cases). Guests must do their own laundry during stay. Drying racks, an ironing board and an iron are supplied.

Towels and linen, if required, can be supplied for a small extra charge.

One set of keys per guest is provided.

The video shows the property during occupation by students during term-time. For summer rentals, the property is rigorously deep-cleaned prior to the let including carpets.
Please note:
Since the video was made in 2021, the lounge has had new curtains and a new carpet, the kitchen has been extended to provide more worktop, both bathrooms have been totally renewed.

Check-out is by 11am.


A non-refundable down-payment of 10% is require to make a reservation.

The remaining balance is payable no later than 8 weeks in advance of arrival.

A 400GBP refundable damages deposit is payable with the remaining balance, and refunded at the end of the stay (minus the cost of making good any damages to the property, if any).

Apartment must be left clean and tidy and all trash, toiletries, drink and food etc removed.
