The apartment occupies the 3rd and 4th floor or a traditional Georgian building.

On the lower floor:

Stunning and spacious drawing room/dining room (7m x 5m), incorporating dining area and lounging space and wall mounted flat screen TV. The dining table can seat up to ten comfortably.

Bathroom with designer fixtures and fittings, full size bath and separate shower enclosure. Overlooking Queen Street and the gardens beyond.

Fabulous state of the art kitchen with high gloss units, large American fridge freezer, dishwasher, hob, double oven, microwave and nespresso coffee machine. Casual seating on stools at the counter area makes this kitchen an additional space in which to socialise.

Spacious panelled twin bedroom to the rear of the property with space for two additional full sized guest beds should your party require additional facilities.


On the upper floor:

Exceptional master bedroom with four poster bed and oval windows providing views of Queen St gardens and a panoramic view of Leith and the Firth of Forth beyond.

Additional double bedroom, also with an oval window with panoramic views. This room, decorated in a castle style, is a perfect hide-away.

Two twin bedrooms are situated at the rear of the apartment, both have en-suite shower rooms. An additional single bed can be provided to make one twin room a triple if required.

A utility room houses everything for your laundry requirements: washing machine, tumble dryer, drying rack, iron and ironing board.

A security deposit of 300GBP is payable at time of edlets confirmation and is returned following departure.

The full balance of the rental amount is due 6 weeks in advance of arrival.

Check in from 3pm with departure by 11am.
