The house offers a myriad of social spaces both inside and out which fuse a period elegance with contemporary comforts.

The house offers a collection of 10 individually designed and appointed bedrooms, 8 luxurious bathrooms and 6 social spaces across four floors. The integrated design of the social spaces offers flexibility to bring people together or let them have space and time to relax.

Bedrooms
All the bedrooms have been thoughtfully designed, with some offering the flexibility to either be a twin or double depending on the requirements of the group.

Tulip (King bed & Single day bed x 2, sleeps 4)
By far the largest room, it can sleep up to four guests and has a striking four poster bed as its main feature. Tulip is triple aspect, with six large windows making it a very bright and airy room. En suite shower room (shared with Brassica).

Swan (Kingsize bed, sleeps 2)
The master bedroom with en suite shower and its own secret entrance has double aspect views of the side and back gardens. It offers plenty of natural daylight and an ideal spot to relax and watch the seasons change outside. En suite bath & shower.

Boudoir (King bed & Single day bed, sleeps 3)
This is the newest room to the collection, designed with a French 16th century theme to the furniture and a four-poster bed. It also has a large en suite with an inviting bath and spacious walk-in shower.

Cromarty (Kingsize bed, sleeps 2)
A stylish king size sleigh style bed is the focus of this room, which is located on the top floor with views across the back garden. A perfect spot for nature watching. Bathroom with bath & shower (shared with Castle).

Brassica (Twin/Super King, sleeps 2)
Features include a stunning chandelier and high ceiling, as well as a striking fireplace. Although the bathroom is not en suite, it is immediately next door and has a clawfoot bath and fireplace - perfect for a long soak on a wintry evening. Bathroom (shared with Tulip).

Stag (Twin/Super King, sleeps 2)
A cosy twin room on the top floor with its own en suite. Slightly masculine in style it also has a hint of tartan to remind you that you're in Scotland. En suite shower.

Castle (Twin/Super King, sleeps 2)
Named because of its views from the top floor of the house across the city to Edinburgh Castle and closer to home it looks down onto the manicured front garden. A spacious double with calming colours. Bathroom with bath & shower (shared with Cromarty).

Loch (Twin/Super King & Single day bed, sleeps 3)
A spacious triple room in the basement of the house, whilst it doesn't have an en suite it does have its own bathroom nearby.

Ramsay (Double bed, sleeps 3)
A cosy double room in a quiet spot in the basement with a bit of a shoe theme as part of its interior. Shower room (shared with Crichton)

Crichton (Double bed, sleeps 3)
Located in the basement this tranquil room is near the hot tub and next to the shower room. Shower room (shared with Ramsay).

With expansive grounds and social spaces inside and out, the house is an ideal location for a corporate away day or a large gathering. The flexible layouts of the rooms can either bring groups together, or allow break out spaces for smaller sessions.
