Recently upgraded and beautifully maintained, the views from the cottage and garden grounds are truly spectacular.
Guests can take in the whole of the Eden estuary and St Andrews Bay and on a good day you can see as far up the east coast as Boarhills, some fifteen miles away!
The accommodation comprises:
Large lounge with dining area; Well equipped kitchen with additional breakfast dining; One double bedroom and one twin bedroom with quality linen and towels provided; Family bathroom with a large bath and separate shower enclosure.
The spacious living room features a flat screen TV, ornate fireplace, DVD & CD player, lounge seating for 4, dining table with seating for 4 plus a selection of CDs, DVDs and boardgames.
The garden to the front of the house has seating to take in the spectacular views.
There is also ample parking for guests and visitors, plus free unlimited Wi-Fi internet.
About the location (Near Balmullo, Lucklawhill)
The centre of St. Andrews is 7 miles away and the medieval - but at the same time cosmopolitan - town offers a lot more than golf itself, with its historic buildings, university, colourful boutique shops, bars and restaurants, not to mention its magnificent award winning beaches, the town is a virtual treasure trove of attractions for tourists of all ages.
Dundee is 9 miles away in the other direction where you will find excellent shopping, theatres, museums, galleries, the historic ship RSS Discovery ship and the soon to be open V&A museum of design.
Tentsmuir forest and beach are seven miles away, where there are beautiful walks and bird watching on offer at Morton Lochs.
The picturesque fishing villages of the East Neuk are a half hour away by car. If you want to experience everything this area has to offer, then this property is perfectly placed for nature and countryside lovers, small families and golfers.
PAYMENT A total deposit of 35% is required as confirmation of the booking. The remaining balance will be required 8 weeks prior to entry date. For bookings made within 8 weeks of the arrival date, the total amount is payable. Any payment received by Mastercard, Visa or debit card over the telephone acknowledges and accepts the booking conditions.
CANCELLATION POLICY Cancellation must be made by letter and or email. In the event of cancellation the following terms shall apply. Eight to four weeks prior to arrival. 60% of full cost of holiday payable. Four weeks prior to arrival date. Full cost of holiday payable.
RATES: The rate includes Bed linen and towels and the provision of heating and hot water.
SECURITY DEPOSITS Where a refundable security deposit has been taken for a property, we will release your deposit within seven days if there has been no unreported breakages, loss or damage to items within the property together with any excess cleaning or refuse disposal required after occupancy.
NUMBER OF GUESTS STAYING IN THE PROPERTY The number of guests staying in the property must not exceed that advertised on the Website. Children staying that are not in a travel cot are counted as a guest.
PETS Only where stated on the website for individual properties are pets accepted and by prior arrangement provided that they have their own sleeping bed/basket and are not left unattended in the property. They must be house trained, well behaved, kept off the soft furnishings/beds and exercised away from the premises. Pets must be restricted to the kitchen and lounge areas only. Owners are responsible for ensuring that they clear up after their dog both in gardens and whilst out walking in the area.
SMOKING Holiday makers are reminded that smoking is NOT PERMITTED in any of our properties. If there are indications that you have been smoking in the property, then you will not receive your security deposit.
ARRIVAL AND DEPARTURE The holidaymaker's agree that unless otherwise agreed, that arrival is at 4pm on the arrival date and departure is at 10am on the departure date. If for any reason you do not vacate the property by 10am on the departure date then extra costs will be incurred.
