Whether you are visiting the capital for business or sight-seeing, the location - just a stone's throw from legendary Arthur's seat - is ideal for taking in the historic landmarks of Edinburgh and with its quiet location, guests can enjoy a peaceful night's sleep after a long day of exploring the city.

The accommodation comprises:

Comfortable living room providing a space to unwind after a busy day of getting to know the city with ample space for your whole group to relax together or have dinner at the dining table in the window.

Modern kitchen, fully equipped with a hob, oven, dishwasher, fridge and freezer, as well as all the most useful appliances including an electric kettle, toaster and microwave.

Two cosy bedrooms: the first bedroom has a king bed and the second bedroom has a double bed.
Each bedroom has clothes rail and chest of drawers.

Sleek bathroom features a modern shower with a dual head shower (fixed overhead drench head and a wall-mounted handset) and a washing machine.


Towels and linen are supplied and a high chair and travel cot are available by request.

One of the highlights of the apartment is the stunning view it provides. On clear days, one can enjoy breathtaking views of Holyrood Park (with winter views of Arthurs Seat, The Craggs, and the Palace of Holyroodhouse - once all the leaves have fallen off the trees!).

Check-in is from 16:00 until 22:00, or later by special arrangement.
You will be asked to check-out by 10:30.

We will welcome you in person to introduce you to the apartment, hand over keys and answer any questions. We can also arrange self check-in (please let us know if you prefer this option).

This holiday apartment is not suitable for stag or hen parties.
A damage deposit of 250 GBP is required prior to arrival and, in the event that there is no damage to the apartment, will be fully refunded one week after your departure.

This apartment accommodates a maximum of 3 guests. No unregistered guests are allowed to visit or stay overnight.

Parties, events, and large gatherings of any kind are strictly prohibited. All guests must comply with our other house rules regarding noise and the neighborhood.

Please do not engage in any anti-social behaviour. Guests must not behave in a way which causes, or is likely to cause, alarm, distress, nuisance or annoyance to any person; or which amounts to harassment of any person; or causes damage to anyone's property. This includes high levels of noise and drunken or threatening behaviour, which is strictly prohibited.

No pets are allowed.

Strictly no smoking, vaping, candles, or incense burners. Smoking is not permitted in the apartment.
