With high ceilings and light streaming in through large windows, the property as a whole is bright and spacious with a chic, modern feel in a traditional Edinburgh building.

The entrance into the main building is superb - an impressively large and tastefully decorated foyer is the perfect introduction to your Edinburgh home-from-home. Once you get into the apartment itself, you are met by the hallway, with master bedroom, family bathroom and open-plan sitting room and kitchen, which the second bedroom is accessed through. The TV comes inclusive of Netflix and there is free WiFi throughout the apartment.
The two large windows overlooking the beautiful Dean Valley let light stream into the sitting room, illuminating the already bright, airy room, decorated in a muted grey/blue, complimenting the neutral tones of the furniture. The open-plan kitchen has plenty of counter-top space for preparing meals as well as being fully equipped with oven, fridge/freezer, microwave, kettle, toaster and Nespresso machine. There is dining seating in the form of a gorgeous solid table with bench seating for up to 4 guests.
The splendid and spacious master bedroom is home to a luxurious super-king sized bed which will be adorned in high quality bedding. There's a flat screen TV complete with DVD and CD. The en-suite shower room has been newly renovated to an impressive standard and features a large walk in shower.
The second bedroom features a king sized bed and looks out over Dean Valley and onto Dean bridge which are simply stunning views to wake up to. The greenery and lack of outside noise will make you forget you are in the city centre and instead you'll feel peaceful and serene.
Linen and towels are provided as standard and we've added bath robes and slippers for an extra touch of luxury and comfort. We also provide complimentary toiletries and a welcome pack.

About the location (West End, Edinburgh)
The location is second to none. Situated just 5 minutes walk from Princes Street and George Street, you have a wealth of cafes, restaurants and bars to chose from, not to mention the great selection of boutiques and galleries in the West End.

Payment The initial booking deposit payment can be made by Credit or Debit Card. The remaining balance can be made by Credit or Debit Card, or Bank Transfer. Please note that we request all bookings valuing over £3,500 be paid via bank transfer. Bank Transfer - no charge for UK transactions. Non UK - please ensure any bank transfer fees at your end are added to the invoice amount plus bank fees.
To reserve the apartment, a total non-refundable booking deposit of 35% is due upon booking, with the balance 42 days before arrival. If the booking is made within 6 weeks of the arrival date, the balance is due immediately. After payment of the 10% initial instalment via edlets.com, 25% of the remaining balance is due directly to your property host.
In order to confirm your stay, a deposit of 35% of the full payment (or full payment if booking within 42 days of arrival date) as shown on the confirmation invoice must be paid to us at the time of booking. This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in our terms and conditions. The balance of the cost of your stay (the amount shown on the confirmation invoice less the deposit) must be received by us not less than 42 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out in section 11 below will be payable.
Damages deposit Our properties are protected by SUPERHOG / Know Your Guest, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space. Please note that once you have booked, you will be contacted by SUPERHOG / Know Your Guest directly to verify yourself and process a damage deposit payment or purchase a damage waiver. The damage deposit payment will incur a 10 GBP fee. This SUPERHOG / Know Your Guest verification must be completed two weeks prior to check-in. The Damage deposit is due to be paid 14 days before your arrival and will be refunded back to you within 14 days of your departure from the property, pending no damage or unpaid fees. SUPERHOG / Know Your Guest do not accept American Express. Please note you should deal with SUPERHOG / Know Your Guest on any disagreement or dispute.
