We enjoyed our stay on Bellevue Terrace. The flat is beautiful and very comfortable. Robert was very accommodating and responsive. While not right in the busy tourist area, the neighborhood was safe and had lots of restaurants and grocery stores. I just wish that we had known about the early check out time prior to booking.

I moved to Edinburgh for two months to work and stayed in this beautiful apartment in Bellevue Terrace.
Rob the host could have not been more helpful when I arrived and also during my stay.
The apartment is just lovely, has great lighting even though it is a basement floor and is very cosy and well decorated.
Very close to the city centre, walking distance and close to many nice cafes and restaurants.
I would definitely stay here again.

i was in edinbrough with my husband and my 4 children and edlets recommended this place for my needs , i love the property its nice and quiet with a small backyard and when we have a walk we reach the parks easy the host was cooperative and nice to speak with him or text him if needed the property have one room with two beds and one master room and one tiny room so it well not fet more than three children ( my son sleep 😴 in the living room) next year sure i’ll come here

This is a delightful apartment within a very attractive area of Edinburgh. The well equipped kitchen/living room area is considerably brighter than other basement flats I've stayed in during The Fringe in previous years, owing to the pretty back garden: a PROPER garden, as opposed to a back yard. The flat was immaculately clean on arrival, and the kind host had left basic supplies such as tea,coffee, bread etc out, plus previous renters' purchases had been left in the food cupboards, so no need to stock up on basics at all. Plenty of towels and loo paper provided for the bathrooms, plus a great cache of previous renters' shampoo and soap in the cupboard in the main bathroom, so again, no need to rush off and buy supplies.( I mention this because the owners of most other places I've stayed appear to have scooped up everything left by renters - salt, pepper, vinegar etc - so one has to go and buy all this on arrival. The fact that all these were there was really appreciated!.) Another massive plus for me was that the flat was lovely and warm, again unlike others I've stayed in, as a couple of radiators appeared to have been left on by the owner, which seemed unusual in August, but was very much appreciated. Those Edinburgh basements can be very chilly for us wimpish southerners!!
The location is both architecturally impressive and pleasingly quiet, whilst food shops and a wide variety of cafes/restaurants are within a 5 minute walk. My only slight reservation about booking it again next year would be that if you ARE in Edinburgh for The Fringe, once you've departed in the morning, Bellevue is a little bit too far away from the main 'hubs' of events - Pleasance Dome, George Square, Underbelly Teviot etc - to 'nip back home' for a bit of downtime between late morning/evening events, so it does make for a fairly long day out if you're intending to pack in as much as you can! Other than that, I thought 11a Bellevue Terrace was wonderful, and would highly recommend it to potential future tenants.
