Bright and cheerful one bedroom apartment, located in the heart of Edinburgh's beautiful New town. Dundas Street is a popular New Town thoroughfare, vibrant by day but peaceful by night.

The accommodation comprises:

Bright sitting room with a well-equipped kitchenette, comfy sofa and armchair, generous dining table at the window.
Bedroom with zip-and-link beds which can be made up as two singles or a king. Like the living area, this room has a large street-side window to admit light, while double glazing, curtains and working wooden shutters provide effective noise insulation in both rooms. The windowsill has integrated shelving containing the hairdryer and there's a dressing mirror on the adjacent wall. Further storage space can be found in the fitted wardrobe at the far end of the bedroom, beside the modern en-suite shower room.

Entry to the apartment is down a flight of stairs from the street to the private patio on the garden level where you can relax at the garden table and enjoy a drink alfresco while planning your Edinburgh stay.

Check in/out
Check-in is between 4p.m. and 10p.m. on the day of arrival.
Check-out time is before 10.30 a.m. on the day of departure.
Please contact us as soon as your travel arrangements are confirmed (and at least three days prior to your arrival) to confirm the expected time of arrival with us.
Arrivals at antisocial times (from 10 p.m. onward) and late departures to 12:00 p.m. may incur a modest fee of £25.
We offer both face-to-face and contactless check-in options.

Payment of balance
If the booking is placed more than 250 days prior to arrival, the guest will initially be charged 10% of the total rental fee.
Once the booking is within 250 days, the guests will be charged 50 % of the remaining balance which will be required to be paid at latest 120 days prior to arrival.
The remainder of the balance will be charged 56 days prior to arrival.
If the booking is placed within 56 days of the arrival date the full balance will be required to be paid.

Security deposit
A refundable security deposit of £250 will be required for your booking to ensure that no damage is done to the property or its contents.

Cancellation policies

Coronavirus cancellation policy (for arrivals before 30th September 2021)
Due to the Corona virus pandemic we have offered a more relaxed cancellation policy for bookings up until 30th September 2021. Under this policy guests will be entitled to a full refund if they are forced to cancel their trip due to government coronavirus restrictions.
If the guests should cancel for any other reasons prior to 30th September 2021 the following conditions apply:

Cancellation over 15 days prior to arrival - Guests will receive a full refund minus a £30 admin fee.
Cancellation within 15 days of arrival - Guests will be charged in full.

Standard cancellation policy (for arrivals after 1st October 2021)
The initial instalment of 10% is non-refundable.
Over 6 months prior to arrival - Guests will receive a full refund of the remaining balance minus a £50 admin fee.
Up to 56 days prior to arrival - Guests will be charged 25% of the rental fee.
55 -30 days prior to arrival - Guests will be charged 50% of the rental fee.
29 days or less - Full rental fee will be charged

Restrictions
