Spacious apartment with 5 double bedrooms (extra single beds can be added upon request) in a third floor traditional tenement apartment.

This property is rented to students during the academic year, and provides ideal Edinburgh Festival accommodation with unmetered parking in nearby streets.

The accommodation comprises:

Very large living room with large dining table at one end

Well-equipped internal kitchen with two fridge/freezers, microwave, dishwasher, double oven, gas hob, washer-drier, sufficient crockery, cutlery, pots and pans etc.

Five double bedrooms with fitted sheets, double duvets, four pillows per bed, bedside light, accessible sockets for charging gadgets

Bathroom 1 - bath with electric shower, W/C, WHB;
Bathroom 2 - shower room with electric shower, WHB.

Each guest will have a set of keys.

Please note: Some photos show property with twin bedrooms (2 x single beds), the property is offered for summer rentals with 1 double bed in each bedroom. Additional single beds may be available for your stay (at an additional cost). Please contact us for details if you require additional beds.

The cost of electricity, gas and WiFi internet access are included in the rental price.

Check-out is by 11am

A non-refundable down-payment of 10% is require to make a reservation.

The remaining balance is payable no later than 8 weeks in advance of arrival.

A 400GBP refundable damages deposit is payable with the remaining balance, and refunded at the end of the stay (minus the cost of making good any damages to the property, if any).


Apartment must be left clean and tidy and all trash, toiletries, drink and food etc removed.

Mattress protector, fitted sheet, duvet, duvet cover, pillow and pillow case supplied for each bed but must do own laundry during stay.
