Very spacious apartment with 5 double bedrooms, 2 bathrooms, living room and kitchen, spread over the top two floors of a traditional tenement.
The accommodation comprises:
Living room: three sofas, extendable dining table, plenty of chairs. Five bedrooms: each with a double bed. Kitchen: well equipped for a long stay. Lower bathroom: shower cubicle with electric shower, WC and WHB. Upper bathroom: shower cubicle with electric shower, WC and WHB.
All beds will have mattress protectors, fitted sheets, double duvet (plus cover) and four pillows (plus cases), a reading light. Extension cables in each room to enable recharging of devices.
All bedrooms have: wardrobe, chest of drawers, mirror, bedside tables.
The kitchen contains: dishwasher, large fridge/freezer, microwave, double oven, all cooking equipment and crockery, cutlery, pots and pans etc.
One full set of bedding supplied per bed per let (mattress protector, fitted sheet, duvet, duvet cover, pillows and pillow cases). Guests must do their own laundry during stay.
Drying racks, an ironing board and an iron are supplied as well as the drier in the kitchen.
The flat is provided with a washing machine and a separate drier.
Towels and linen, if required, can be supplied at no extra cost.
Please note: the property is offered for summer rentals with 1 double bed in each bedroom. Additional single beds (to create twin rooms) may be available for your stay at an additional cost. Please contact us for details if you require additional beds.
This property is rented to students during the academic year. It will, of course, have been transformed for this Festival letting period.

The apartment is located on the corner of St. Mary's Street and Boyd's Entry in the heart of Edinburgh's historic Old Town.
A lot of Edinburgh Fringe venues are just a few minutes walk from the property, making it an ideal place to stay for Fringe participants.
Within easy walking distance of all of Edinburgh's many attractions.
There's a couple of Tesco Metro supermarkets just five minutes walk away, and there's no shortage of bars, bistros, restaurants and takeaways on neighbouring streets.
Multi-storey car park a few minutes walk away off Holyrood Road at the end of the Cowgate.
The apartment has beautiful views of Salisbury crags.

A non-refundable down-payment of 10% is require to make a reservation.
The remaining balance is payable no later than 60 days in advance of arrival.
A 400GBP refundable damages deposit is payable with the remaining balance, and refunded at the end of the stay (minus the cost of making good any damages to the property, if any).
Apartment must be left clean and tidy and all trash, toiletries, drink and food etc removed.
