I rented the studio for 1 month as I was returning to Edinburgh for work and waiting on a vacant flat. I know Edinburgh well having lived here for 10 years and can confirm the location of this flat makes it perfect for Festival goers and Christmas weekends alike. It is well appointed with all the mod cons including dishwasher and washing machine. It is very central, literally 2 minutes walk and you are on Princes St at the top end. As is always the case with city centre apartments, noise at night can be an issue, but only if you are a light sleeper. If you aren't, you probably won't notice it. I do think it is a little pricey for the size in comparison to other short term rentals further a field. But if you want to stay directly in the centre of town I would highly recommended.
