A colourful, cosy apartment with leafy outlook - central but quiet, opposite Leith Links park and a 10 minute walk to The Shore with its many great restaurants bars and shops.
There is free parking to the front of the property, as well as a lovely garden.
3 bus stops are just 1 minute walk from the premises with buses going to the centre and other points of interest such as the Botanics or Portobello beach every few minutes. It's easy exploring Edinburgh from here!
A great stay for couples, families or groups of friends alike as it's central and close to amenities and the ready shore, but is also cozy and quiet.
The accommodation comprises:
1 bedroom with a double bed and an extra pull out single if required; Living room with a loft bed.
The dining kitchen with underfloor heating has everything you need for cooking including oils and spices and is equipped with oven, cooker, kettle, fridge and dishwasher.
The bathroom has a nice contemporary feel to it with its brick feature wall. It also features underfloor heating. There is a shower and a bathtub.
There is a lovely garden to the front, where you can enjoy the afternoon sun with a cup of coffee or even have a barbecue in good weather.
About the location (Leith, Edinburgh)
Situated in a quiet, very atmospheric street (my mum calls it "Harry Potter land"), not far from the city centre. 30 min on foot, 15 min by bus. The bus stop with two separate buses that take you right into the center is just 1 min away. This area is also very close to an area called The Shore, the old Leith harbour (about 10min walk) with many award winning restaurants and lovely cafe's and a big shopping centre (about 20 min walk) which also provides access to the Royal Yacht Britannia. 5min walk away there is a big supermarket (TESCO) for most shopping requirements, but there are also a few convenience stores just 2 min away on an adjourning street.
Check-in/out requests are subject to availability and has an additional cost.
We always appreciate it when the place is left as you found it. If anything doesn't work or is broken during your stay, please let me know as soon as possible so we can fix it and ensure everything is perfect for you.
Please note that the person making the booking must be at least 25 years old.
Strictly NO PARTY POLICY is in place. Any noise that can be heard by neighbouring properties or from outside is NOT ALLOWED.
SMOKING is permitted ONLY OUTSIDE the flat.
Please RESPECT the neighbours and keep NOISE LEVELS DOWN between 8 PM and 8 AM.
PETS must be SUPERVISED and should not be left unattended in the property. PETS are NOT ALLOWED on sofas, armchairs, beds, or any furniture/cushions where pet hair or debris from paws could accumulate. We've had issues with stains on furniture in the past and would like to avoid this in the future.
If you require any additional bedding, a travel cot, highchair or anything else please give us plenty of notice so we can arrange this for you. A small charge applies.
Payment termsFor bookings of 28 nights or shorter: The full rental payment is due in advance of arrival.For bookings of longer than 28 nights: Rental payments can be made in instalments (by prior agreement).Refundable damages depositA damages deposit of 250.00 GBP applies.Damages deposit is fully refundable after your stay, minus the costs of making good any damages to the property or its contents, and the replacement of lost keys, parking fobs/permits etc.
Pet charges If pets are staying, an additional charge of 15.00 GBP per pet applies to cover the cost of extra cleaning. If a cat is staying, the refundable damages deposit is increased to 500.00 GBP.
