A gorgeous, cosy cottage with a large private garden and a hot tub, located in a stunning secluded location adjacent to a working farm at the foot of the Lammermuir Hills yet only 40 minutes drive from Edinburgh.
There are 3 bedrooms and 2 bathrooms both with bath and shower, wash basin and WC.

The accommodation comprises:

Sitting room with 3 seater sofas, Smart TV and wood burning stove.

Well equipped kitchen on the ground floor with oven, hob, microwave, fridge, freezer, dishwasher and Nespresso machine with milk frother.

Bright conservatory on the ground floor, just off the sitting room, with patio doors leading to the front garden.

Front hall with a heated cupboard for coats, boots, shoes and everything outdoors.

Large dining area with table seating 6 persons. This area forms a spacious hall area at the centre of the ground floor of the cottage.

Laundry room with washing machine and sink.

Bedroom 1:
On the ground floor with a king size bed this bedroom has an en suite bathroom (bath, shower over bath, wash basin, heated towel rail & WC) and smart TV

Bedroom 2:
Super king or 2 single beds on the 1st floor with large windows with integrated black out blinds and Smart TV.

Bedroom 3:
Super king or 2 single beds on the 1st floor with large windows with integrated black out blinds.

2nd Bathroom:
On first floor with bath, shower over bath, wash basin, WC & heated towel rail

This room has a sitting room with a smart TV and a sofabed which can sleep one or two children. It is on the 1st floor and is adjoining one of the upstairs bedrooms and is passed through to access bedroom 3. There is a large window with integrated black out blind. Or an ideal room for extra space for children to play indoors.
