Lovely 1 bedroom flat on the third (Top) floor in a great location. The flat is south facing with views along the union canal, providing a comfortable well located base in Edinburgh for the Festival.

The accommodation comprises:

Kitchen | living room, with 2-seater sofa, drop leaf wood table with two well made chairs, coffee table, plants, mirrored alcove and smart TV. Window with pleasant view of the canal.

The kitchen is small and well equipped with a modern washer dryer, electric oven, gas hobs, extractor fan and sink. Microwave, toaster and kettle are also provided. The kitchen has utensils for cooking and dining for 2, including crockery, cutlery, glassware, pots and pans and a set of knives.

There is a walk-in cupboard off the kitchen | living room housing the gas boiler, ironing board and a large fridge freezer.

The bedroom has a comfortable double bed with a John Lewis vispring mattress, bedside table and floor lamp, large wardrobe with mirror, small set of drawers and a small window seat.

The flat is on the Top Floor and accessed through communal stairs, these are clean and reasonably well maintained, they also provide access to a communal outdoor area overlooking the canal.

The flat is warm and comfortable, with gas central heating and double glazing, and will suit a single person or a couple. If staying for the Edinburgh festival month guests are welcome to have another person on the sofa cushions, if someone is wanting to visit for a few nights to see a show for example.
