A great option for a group

We brought a group of college students to enjoy Fringe, and needed something with some privacy for individuals. This worked out great for our group. Only a 20 minute walk to the Royal Mile, and the facilities were lovely. I would only say that if you expect to have any type of hotel amenities, this is not your place to stay. Though there are signs everywhere saying that the front desk can provide toiletries, they seem to look at you stunned when you ask for anything. There is no hand soap in any room, nor cleaning supplies in any of the common areas. We had to purchase our own. Additionally our common area had the remains of the previous guests (half empty booze bottles, old food in the refrigerators), which was kind of a bummer. You will have to constantly ask for new rolls of toilet paper and towels and expect to remove your own trash.
The beds were so/so in terms of comfort, but bigger than I imagined.
That said, I would probably not choose this again, but it worked fine for us this time.
