Very spacious apartment with seven double bedrooms and one single, 3 bathrooms, living room and dining kitchen, spread over the top two floors of a traditional tenement.
Please note: Photos show the property between tenancies. For summer rentals, the property is supplied professionally cleaned and fully equipped with bed linen, towels etc.
The accommodation comprises:
Very large living room with south-facing bay window.
Large well-equipped dining kitchen with two large fridge/freezers, microwave, dishwasher, two cookers, two hobs, drier, washing machine, sufficient crockery, cutlery, pots and pans etc.
Lower floor Bathroom - bath with shower, loo, WHB; Lower floor Shower Room - shower room with electric shower, WHB; Upper floor Shower Room - shower with electric shower, WHB; Upper floor WC - loo, WHB. All bedrooms have: wardrobe, chest of drawers, mirror, bedside tables, reading lights and accessible sockets for charging gadgets.
All double beds have mattress protectors, fitted sheets, double duvets, four pillows per bed, bedside light. A single bed has correspondingly less. One full set of bedding supplied per bed per let. Guests must do their own laundry during stay.
Drying racks, an ironing board and an iron are supplied as well as the drier in the kitchen.
Towels and linen, if required, can be supplied at no extra cost.
One set of keys per guest is provided. Free Wi-Fi.
Please note: the property is offered for summer rentals with 1 double bed in each bedroom. Additional single beds (to create twin rooms) may be available for your stay at an additional cost. Please contact us for details if you require additional beds.
This property is rented to students during the academic year. It will, of course, have been transformed for this Festival letting period.

This property is ideal for performers and staff visiting for the Edinburgh Festival.
The local area offers an abundance of amenities including supermarkets, restaurants and bars, and a number of Festival Venues just minutes away including George Square and The Pleasance.
Princes Street is only a 10 to 15 minute walk, while the Meadows and Bruntsfield Links are just moments away.
There are excellent transport links on offer to the City Bypass and around the rest of the City.
The cost of electricity, gas and WiFi internet access are included in the rental price.
Check-out is by 11am
A non-refundable down-payment of 10% is require to make a reservation.
The remaining balance is payable no later than 60 days in advance of arrival.
A 400GBP refundable damages deposit is payable with the remaining balance, and refunded at the end of the stay (minus the cost of making good any damages to the property, if any).
Apartment must be left clean and tidy and all trash, toiletries, drink and food etc removed.
