Spacious traditional tenement apartment on the 3rd and 4th floors with 5 bedrooms. Located close to the main Fringe venues at George Square, making this ideal accommodation for a participating group.
The accommodation comprises:
Spacious south facing living room. Kitchen: well equipped for a long stay. 5 bedrooms, each with double bed. Bathroom with WHB, WC and electric shower; Shower-room with WHB and electric shower; Cloakroom with WC and WHB.
All beds will have mattress protectors, fitted sheets, double duvet (plus cover) and four pillows (plus cases), a reading light. Extension cables in each room to enable recharging of devices.
All bedrooms have: wardrobe, chest of drawers, mirror, bedside tables.
The kitchen contains: dishwasher, large fridge/freezer, microwave, double oven, all cooking equipment and crockery, cutlery, pots and pans etc along with a washing machine and a drier.
One full set of bedding supplied per bed per let (mattress protector, fitted sheet, duvet, duvet cover, pillows and pillow cases). Guests must do their own laundry during stay.
Drying racks, an ironing board and an iron are supplied as well as the drier in the kitchen.
Towels and linen, if required, can be supplied at no extra cost.
Please note: the property is offered for summer rentals with 1 double bed in each bedroom. Additional single beds (to create twin rooms) may be available for your stay at an additional cost. Please contact us for details if you require additional beds.
This property is rented to students during the academic year. It will, of course, have been transformed for this Festival letting period.

This property is ideal for performers and staff visiting for the Edinburgh Festival.
The local area offers an abundance of amenities including supermarkets, restaurants and bars, and a number of Festival Venues just minutes away including George Square and The Pleasance.
Princes Street is only a 10 to 15 minute walk, Arthur's Seat and Holyrood Park just moments away.
There are excellent transport links on offer to the City Bypass and around the rest of the City.
The cost of electricity, gas and WiFi internet access are included in the rental price.
Check-out is by 11am
A non-refundable down-payment of 10% is require to make a reservation.
The remaining balance is payable no later than 60 days in advance of arrival.
A 400GBP refundable damages deposit is payable with the remaining balance, and refunded at the end of the stay (minus the cost of making good any damages to the property, if any).
Apartment must be left clean and tidy and all trash, toiletries, drink and food etc removed.
