A room is available in this lovely semi-detached villa on two levels with private front and south facing gardens.

Located in a very quiet residential area, ideally suitable for a couple or a single guest.

The accommodation comprises:

Private bedroom available sharing the property with the home owner.

The room is very quiet and bright.

It offers a small double bed ideal for single occupancy.
An upgrade to a king size bedroom may also be available for an additional charge.

Shared access to a contemporary bathroom with all comforts that has been recently renovated.

The house is spread over two levels.

The ground floor comprises of an entrance/vestibule and a hall, a large lounge with views on the front garden, a good size kitchen with lovely views on the rear private garden and a pretty conservatory room which has a large dining table.

You will have access to the kitchen and some cooking facilities. You may store your food in an allocated cupboard space and in the fridge. You can use the kettle and the microwave and the cooker to prepare only breakfast and small snacks. Use of the washing machine is not included but allowed if asked.

We include WiFi access, bed linen and bath towels.

The property benefits from free on-street free (subject to availability) and a private back garden and patio with lounger.

Views/Outlook

Views on Calton Hill and Arthur Seat from one of the two bedrooms. Calton Hill is also visible from the private rear garden. Views on the front garden from the lounge.

Payment
Full payment for this booking is required within one week from when the owner will make contact personally with the booker (by email and/or text message) once the booking has been confirmed by EdLets. The owner will clearly state the payment due date to the booker.

The full balance will be payable to the host by Bank Transfer. Please note that for International bank transfer it is the responsibility of the booker to pay any additional fees charged by their bank an to complete the bank transfer within the required time.

If payment is not received by the required date and you don't make contact with the host by the booking settlement fee date your booking is not confirmed by the host which means the host reserves the right to cancel the booking.

Cancellation
You are entitled to a refund of 75 percent of the remaining balance payable to the host if you cancel your booking only within two weeks from the date the booking has been confirmed by EdLets. After this time you will no longer able to request a refund.
