Bedrooms are comfortable and spacious with full central heating, colour TV, radio/alarm, direct dial telephone, hair dryer, tea/coffee facilities and en-suite bathrooms.
We offer family, double, single and twin bedrooms plus discounts for block bookings and large group books (maximum capacity 40 persons). Please note that we also have a number of rooms accessible by ground floor, for those with mobility issues or require disabled access.
There is also a guest lounge, internet access and a secure private car park located within the large rear gardens.

Guests can enjoy a quiet setting whilst only being a 15 minute walk from bustling Newington area which then connects on to the historic Old Town of Edinburgh.
This area of Edinburgh has wonderful gift shops, delis, an excellent cafe scene, and a good choice of bars and restaurants all within 15 minutes walking distance or a short bus ride from the door step.
